What are the required setbacks?

Light Industrial Zones (M1 / I-1 / LI)
Setbacks in light industrial zones are designed to minimize conflict with nearby commercial or residential properties while maintaining aesthetic and safety standards.

  • Front setback: typically 15 to 25 feet
  • Side and rear setbacks: 5 to 15 feet
  • Additional setbacks may apply when adjacent to residential or mixed-use zones

General or Medium Industrial Zones (M2 / I-2 / GI)
Setback requirements in medium industrial areas allow for larger building footprints while maintaining space for service access, loading areas, and fire separation.

  • Front setback: usually 25 to 40 feet
  • Side and rear setbacks: 10 to 20 feet
  • May include increased setbacks for outdoor storage or heavy equipment use

Heavy Industrial Zones (M3 / I-3 / HI)
Heavy industrial zones have more generous setbacks due to the scale of operations, equipment hazards, and environmental safety needs. These also act as buffers for neighboring land uses.

  • Front setback: 40 to 50 feet or more
  • Side and rear setbacks: 20 to 30 feet, especially near non-industrial zones
  • Additional buffer zones or landscaped setbacks may be required for pollution or noise control
