Based on land revenue records, municipal archives, and layout approval documents, the site was previously classified as dry agricultural land before being converted to industrial use under DTCP or SIPCOT zoning regulations. No formal registration of prior industrial activity was found prior to the rezoning approval dated 12th June 2019.
Prior Temporary Industrial Occupation
According to the field survey reports and stakeholder interviews included in the last Environmental Site Assessment (ESA), the site was temporarily used for material storage and light fabrication work by a local contractor between 2020 and 2021, without permanent infrastructure or regulatory registration.

- No hazardous waste, chemical use, or production processes were reported
- Temporary sheds were dismantled before the current development application
Environmental Clearance Records and Verification
A search of previous Environmental Clearances and Consent to Operate (CTO) issued by the State Pollution Control Board showed no prior industrial registration or environmental permits on the site before its current ownership.
- No prior history of red or orange category industrial activity
- No record of effluent discharge or air emission licenses
- No legacy environmental liability noted by the last ESA team
The site is therefore considered undeveloped or low-impact used land, suitable for greenfield industrial development with minimal legacy risk.
