What site preparation will be required (grading, clearing, etc.)?

Initial Clearing and Land Stabilization
Site preparation typically begins with clearing vegetation, removing debris, and demolishing any unwanted structures to create a safe and workable surface. This phase ensures the land is physically ready for construction.

  • Tree and brush removal, stump grinding, and erosion control installation
  • Demolition of existing buildings, concrete pads, or fences
  • Temporary site access roads or construction entrances may be created for equipment

Grading, Leveling, and Drainage Installation
Once cleared, the land must be graded and leveled to ensure proper building support and stormwater flow. Grading plans are designed by civil engineers and approved by the local jurisdiction.

  • Rough grading for site leveling and shaping slopes
  • Fine grading for building pads, roadbeds, and parking areas
  • Installation of temporary or permanent drainage systems, swales, and erosion control features

Utility Coordination and Soil Preparation
Prior to vertical construction, the site must be evaluated and prepared for utility connections and foundation work. This includes geotechnical testing and trenching for underground utilities.

  • Soil testing and compaction to confirm bearing capacity and stability
  • Trenching for water, sewer, electrical, and telecom lines
  • May include soil import/export, dewatering, or mitigation if environmental conditions require
