Power Supply Connection

The cost of electrical infrastructure depends on load requirement, distance from the nearest substation, and transformer capacity.

  • Basic industrial connection (up to 50 kW): one lakh to three lakh
  • Higher load (above 100 kW): five lakh to fifteen lakh
  • Additional costs for transformer, cabling, poles, or approvals if off-grid

Water Supply and Borewell Setup

Water access can be arranged through municipal connections, borewells, or private tankers, depending on the location and local permissions.

  • Municipal connection and pipelines: one lakh to two lakh
  • Borewell drilling and pump setup: one lakh to three lakh
  • Overhead tank and basic plumbing: fifty thousand to one lakh

Road and Internal Access Development

If the site lacks direct road access or internal paths, developers must invest in base leveling, road compaction, and entry/exit points.

  • Basic internal road (stone base or compacted): two lakh to five lakh per 100 meters
  • Asphalt or concrete internal road: five lakh to eight lakh per 100 meters
  • Gate, compound wall, or entry path: additional two lakh to five lakh

Drainage and Stormwater Systems

Industrial plots require basic drainage systems to prevent flooding or soil erosion. This includes surface grading, channels, and soak pits.

  • Underground stormwater drains (if required): three lakh to six lakh
