Hello LandMark

How much does it cost to install utilities?

1. Electricity Installation Costs

The cost to bring electricity to undeveloped land depends on the distance from existing power sources and the method of installation

  • Overhead Lines: Installing overhead electrical lines can range from $2,500 to $12,500, or approximately $5 to $25 per linear foot.
  • Underground Lines: Underground installations are more expensive due to trenching and materials, with costs varying based on soil conditions and distance.
  • Additional Costs: Factors such as the need for utility poles, transformers, and permits can add to the overall expense.

2. Water and Sewage Systems

Access to water and sewage services is essential, and the costs differ based on the availability of municipal connections

  • Connecting to Municipal Water: If available, connecting to city water lines can cost between $1,000 and $6,000, depending on the distance and local fees.
  • Well Installation: Drilling a private well ranges from $3,000 to $15,000, with costs influenced by depth, soil type, and equipment
  • Septic Systems: Installing a septic system can vary widely
    • Basic Systems: Approximately $3,500 to $8,500.
    • Advanced Systems: For areas with challenging soil conditions, costs can reach up to $25,000.

3. Additional Utilities and Considerations

Other utilities and factors to consider include:

  • Natural Gas: Connecting to existing gas lines typically costs between $500 and $2,000. If lines are not nearby, installing a propane tank may be an alternative, with costs ranging from $700 to $5,700.
  • Internet and Cable: Extending these services to remote areas can be expensive, sometimes exceeding $20,000, depending on the distance from existing infrastructure.
  • Permits and Inspections: Obtaining necessary permits and undergoing inspections can add $500 to $2,000 or more to the total cost.
