1. Land Use and Zoning Approvals

Securing land use and zoning approvals is a fundamental step in the development process. These approvals confirm that the property can be developed for its intended purpose, such as residential, commercial, or industrial use. In India, this often involves obtaining a Change of Land Use (CLU) certificate, especially when converting agricultural land for non-agricultural purposes. The process requires approval from relevant authorities, including the Commissioner of the Land Revenue Department and the State Ministry of Urban Development. 

2. Environmental and Infrastructure Clearances

Environmental and infrastructure clearances ensure that the proposed development complies with environmental regulations and has access to necessary utilities. Environmental Impact Assessments (EIAs) may be required to evaluate the potential environmental effects of the project. Additionally, approvals for water supply, sewage systems, electricity, and road access are essential to confirm that the infrastructure can support the development. ​

3. Building Plan and Construction Permits

Once land use and environmental approvals are in place, developers must obtain building plan approvals and construction permits. This involves submitting detailed architectural and structural plans to local municipal authorities for review. The plans are evaluated to ensure compliance with building codes, safety standards, and zoning regulations. Only after receiving these permits can construction legally commence.
