Hello LandMark

What types of development permits are required?

Planning and Zoning-Related Permits
Before any construction begins, a project must secure permits tied to land use approvals and zoning compliance. These ensure the proposed development aligns with the community’s general plan, zoning regulations, and site-specific conditions.

  • Rezoning or Zoning Confirmation Permits (if zoning must change or be verified)
  • Conditional Use Permits (CUPs) for non-standard uses in certain zones
  • Site Plan or Subdivision Approval for layout, parcel changes, or access

Building and Construction Permits
Once land use approvals are in place, permits are required for all construction-related activities. These permits ensure the development meets structural, safety, and design codes enforced by the local building department.

  • Building Permits for structures, including foundations, walls, and utilities
  • Grading and Excavation Permits for site preparation and earthwork
  • Demolition Permits if existing structures need removal

Infrastructure and Utility Connection Permits
To connect the site to public infrastructure, separate permits are required for each utility and access point. These may involve reviews by multiple departments and utility providers.

  • Water and Sewer Connection Permits for public utility tie-ins
  • Encroachment or Right-of-Way Permits for driveway and access improvements
  • Electrical, Gas, and Telecommunications Permits for utility infrastructure installation
