Site Condition and Environmental Baseline

The last Environmental Site Assessment (ESA) reported that the site was generally in acceptable environmental condition for industrial use. Key baseline findings included:

  • Air quality levels within permissible limits for PM10, SO₂, and NOx as per CPCB standards
  • Soil samples free from hazardous or petroleum-based contaminants
  • Groundwater quality suitable for industrial processing, though with high hardness in some borewell samples
  • No wetlands, protected forest areas, or ecologically sensitive zones found within a 500-meter radius of the site

These findings supported the site’s environmental compatibility for non-polluting or green-category industrial operations.

Risk and Impact Assessment

The ESA identified low to moderate environmental risk, primarily due to proximity to a secondary drainage channel and an adjoining minor road with moderate traffic. The assessment recommended:

  • Implementation of stormwater management systems to prevent potential runoff
  • Use of dust suppression measures during construction
  • Adequate buffer zone with greenbelt to reduce air and noise impact on adjacent plots
  • Monitoring of vehicular movement and controlled truck entry to avoid congestion and emissions

No legacy contamination, chemical spills, or hazardous waste history was detected on the site.

Recommendations and Compliance Measures

The ESA concluded with a set of recommendations and mitigation measures to align with regulatory norms, including:

  • Installation of rainwater harvesting structures and recharge pits
  • Development of an on-site STP/ETP, depending on water usage and waste generation
  • Submission of an Environmental Management Plan (EMP) during project approvals
  • Periodic ambient air, water, and soil monitoring as per CPCB guidelines
  • Compliance with zoning regulations and Consent to Establish (CTE) from the State Pollution Control Board

The findings confirmed that with proper mitigation, the site is suitable for phased industrial development without posing significant environmental risks.
